For starters, you will find properties in today's market which might be in some type of distress. You know, foreclosure, short sale, bank repo, etc. However, if this is the ONLY place that you just look, you will be disappointed at how many of these will probably be 'doable' based on profitability. Especially in the apartment investing and real estate world, want . property is a quick sale opportunity, by way of example, and selling for $50,000 below the previous owner paid for it - will not make it a whole lot. Like all investments, you should do your required research and properly analyze the numbers. This can be even more true having a property in distress. Usually do not skip this step and get overly-excited in regards to a "good deal" compared to the previous owner covered the property. One other place you want to look is exactly what I call: 1. Dumb Realtors 2. Dumb Owners, and 3. Dumb Managers Suffice to express here if you need to have more than ONE way to get profitable deals coming your way and its been my experience over the past 20 years or so that the more frequent deals come make up the Dumb Owners, Dumb Realtors and Dumb Managers. Final point here is there are many of such folks that either own, sell or manage commercial real estate but they really don't know what they've. This is akin to going to the yard sale and buying a painting for $30 to discover that it is an only rendition of Picasso and it is worth $145,000. This example is, I admit, a bit goofy BUT the point is similar. There are a LOT of properties out there like this. Just make sure you have your antenna as much as these folks to discover these properties fast - the other part of this is the fact that many other people do NOT look here which leaves little competition.
