Summer houses - a great way to add character to your garden.

By: Brigette Federico

Summer houses can help make the most of your garden. They're a great little retreat to escape the hassles of everyday life, fantastic fun for the kids and real talking point with the neighbours. Unless you live in a conservation area or right on top of a public right of way, you won't need planning permission so don't fret about getting caught up in council red tape if you're thinking about going ahead and ordering one. Buying one should be a very straightforward process.

If you've seen summer houses at a friend's place or on TV or perhaps online, you will have noticed they follow several different conventional designs. Names like Lodge, Balmoral and Lomond may ring a bell with you. Each has their own distinctive design features. Balmoral for example is one of the largest and grandest along the Chalet style designs. If you don't like any of the standard designs, then bespoke is an option. This will of course cost extra, but hey, sometimes things have to be just so.

Summer houses represent major investment and you want them to last and give years of pleasure to you and your family. Check the small print of anything you buy carefully. Guarantees against rot and defects should be standard. Anything else is a bonus. Check everything over carefully upon construction and don't ignore any problems, no matter how minor. Get them fixed before they turn into a major issue further down the line.

So you've checked out planning permission regarding summer houses, but don't rest on your laurels. You're not done with all factors to consider just yet. Make sure it can be delivered easily without disruption and that is has a solid level base to sit on. Remember to check if weather protection is included and if not factor maintenance costs into your budget.
