How Low do Foreclosure Prices Go?

Many new buyers are interested in the lowest possible foreclosure prices. The truth is, you can purchase a foreclosure in some cases for as little as one dollar. However, even savings of just a thousand dollars can mean big savings over the term of your mortgage. There are many factors which determine the value and price of a repossessed home. You will want to take all these factors into consideration if you are on a strict budget.

One dollar foreclosed homes are rare. These are HUD homes which have been on the market for at least six months and are being sold to qualified non-profit groups. If you run a charity organization, you will want to contact the HUD about these dollar homes. However, even if you do not run an organization, you can still get a home for a fraction of the original price. Tax sales, for example, are auctions where homes are sold for the amount of unpaid property taxes on these homes. In some cases, these homes are sold for a fraction of their actual value because only a small amount of taxes are owing. At foreclosure sales, it is possible to buy a foreclosure home for just the amount of mortgage outstanding. Again, this can be a very small amount.

Some foreclosed homes are sold for deep discounts because they require some work. Some distressed homes need only a good cleaning and are therefore priced just a little bit below market value, but some homes require a great deal of professional renovation. In addition, some foreclosure homes are priced well below market value because they are located in neighborhoods or communities where buyers are not buying very readily.
